Leggett and Platt Development

What is it?

Fuqua Development seeks rezoning for the Leggett and Platt, Inc. building located at 905 Memorial Drive, SE in the Reynoldstown neighborhood of Atlanta. This is the application to rezone property from I-2-C/BL and MR-3/BL to MRC-3/BL. The applications is Fuqua Developments first official statement as to their plans for the property.

Why is it important?

The 17-acre site next to the Atlanta Beltline’s Eastside Trail is the largest contiguous piece of land along the changing Memorial Drive corridor.

What will I learn?

You will learn Fuqua's high level plans for the property as well as gain insight as to the complexities involved.

RFQ - Southside Corridor

What is it?

This  is the Request for Qualifications ("RFQ") for the Design and Engineering teams that are competing for the contract to design the Southside trail.

Why is it important?

It is the most up to date information about the project's scope.

BeltLine Master Plan

What is it? 

Completed in 2007, it addresses the land use, transportation, and park needs to encourage quality BeltLine development and positive neighborhood impacts. These plans were developed by the City of Atlanta Department of Planning and Community Development with the input and review of Neighborhood residents. Combined, the ten plans form a comprehensive develop plan for the area along the 22 mile route, which is commonly referred to as the overlay.  

Why is it important? 

The Overlay helps to preserve the integrity of the Atlanta BeltLine corridor and improve the pedestrian and transit elements of new development. The BeltlLine Overlay Zoning District, contained in the Master Plan, is implemented as an overlay to the existing zoning classifications. There has been an ongoing effort to rezone specific parcels to align with the master plan since 2013.

What will I learn?

How the study was conducted, Goals and Planning for Land Use, Transportation, Parks along with Zoning recommendations. Divided by geographical regions.

Subarea 2 Master Plan  (PDF -17mb) - The subarea includes Adair Park, Capital View, Capital View Manor, Chosewood Park, High Point, Oakland City, Peoplestown, Pittsburgh, and South Atlanta

Subarea 3 Master Plan (PDF -17mb) - The subarea includes Boulevard, McDonough, Atlanta, Cherokee, Englewood, and Hill Streets.

Subarea 4 Master Plan  (PDF -17mb) - This subarea is east of I-75/I-85 and bisected by I-20. It is bounded by DeKalb Avenue to the north, Moreland Avenue to the east, and Berne Street.  Includes the Leggett and Platt property

Atlanta/Beltline Streetcar System Plan

What is it? 

The Atlanta BeltLine/Atlanta Streetcar System Plan (SSP) was created to provide direction and guidance for the expansion of the Atlanta Streetcar system. It describes the routes and the four implementation phases of the streetcar project. In addition it also details the City’s strategy for integrating transit on the Atlanta BeltLine with crosstown streetcar corridors to achieve the goal of connecting the regional transit system and promoting economic development.

Why is it important? 

The SST presents the transit vision and planning for the BeltLine project and the City of Atlanta, it works in conjunction with the Subarea Master Plans to define a strategy that integrates transportation, development, affordable housing and land use.

What will I learn?

Lots of information! How previous plans and studies informed the vision and strategy, how the BeltLine Transit plan was integrated with the Atlanta Streetcar plan, Planning Principles and Processes used to design the system, projected Costs and potential sources of Funding, as well as the Development Strategy. Yup, it has maps of the routes!
